Turn-key construction

Contractors come in sizes and shapes. Big ones, small ones, contractors that build wooden houses, or masonry houses, contrators that do individual homes and contractors that build appartment blocks. Not every contractor is suitable for your project. An important aspect in your selection process is turn-key.

What is turn-key?

There are different definitions of turn-key. Ours is that we:

include:

  • foundation
  • roof and walls, outside fully finished, inside without stucco
  • doors and windows, double or triple glass
  • electrical installation, solar panels
  • floor heating, heat pump, boiler
  • waste water, fresh water, tapwater, and

excluding:

  • stucco
  • finished floors (tiles, wood, carpet)
  • bathroom, kitchen, toilet
  • wall tiling.

Does Lithouse build turn-key?

Sometimes. It depends. If we have to build in the south of France we would rather not build turn-key. It takes a lot of coordination and we would rather leave that for a local specialist.

In the Netherlands however we usually can build turn-key. But then the question is: do you want us to build turn-key. Because it may sound easier for you, but there is a flip-side: cost.


Cost

Building turn-key is more expensive. Because what we do is very simple: we contact a local builder and ask him to build a foundation for us. And we add 15% to the cost. The 15% is covering our cost for coordination, risc and warranty items. This is how every contractor works, nothing special.

But this 15% you could easily save by contacting a local foundation specialist yourself, and contact a local electrician, etcetera. Contacting a stucco guy, easy enough, it is not that complicated. In most European countries this is the standard way of working, and turn-key construction is the exception.


Usually Lithouse will take care of the building permit procedure for your project, and that makes it extra easy. With the building permit documents you can more easily contact local partners for the foundation, electrical worsk and plumbing, because all drawings and requirements are specified in the building permit document set.
